In a market as competitive as Sedona, your listing needs to punch above its weight.

Every single listing should start with top-tier visuals. I’m talking commercial-grade photography, high-quality video, full walkthroughs, and detailed floor plans. This isn’t optional—it’s the baseline. And it’s not on the seller to provide this. It’s on the agent.

If the property is short-term rental friendly, that needs to be made crystal clear in the MLS. You’d be shocked how many agents skip this and miss out on a massive buyer pool. Even if the property has no rental history, include STR projections, performance estimates, and any relevant data you can get your hands on.

Then take that information and make it easy. Easy for buyers. Easy for buyer agents. No one should have to dig to see the value.

Finally, market the hell out of it. Get it in front of every potential buyer possible. Because if you’re not going all in, your listing’s going to get lost.
