Is it better to buy one high-end short-term rental in Sedona—or multiple smaller ones?
Most of my investor clients, and I agree with them, lean toward one well-performing luxury property.
Why? Leverage.
A top-tier short-term rental usually requires less management than juggling two, three, or four smaller ones. Less operational headache. Less turnover stress. And in most cases—better ROI.
Now, not everyone can drop $2M+ on a luxury rental. And that’s okay. You can absolutely generate strong returns with more modest properties.
But if you’re in a position to invest $1.5M, $2M, or more in Sedona? Go big. Get the best location, the best views, the best experience.
One solid property beats three mediocre ones—every time.
